The deal:
So... I know this is quite an early email for next year's 4th of July, but this year was so much fun, we want to lock down next year and we have quite an amazing place in mind. This is a big and important email, so please read thoroughly. It's also going to be first come first serve, so reply with haste.

At this point, we are looking for a small number of people who can commit early. This commitment includes paying for some, if not all of your room or dedicated bed far in advance so we can lock in this place. As with this past year, renter's costs will be offset by the number of other people who camp or crash in and around the house. Just to put in perspective, we had around 30 people total this last time and we're expecting about double this time. We were able to work out a good deal for this last property by renting early and we hope to do so again with this property. Also, at the moment they are only renting at in full weeks, maybe we can reduce the cost by only renting for 5 or so days.

There are two tiers of dedicated sleeping spaces. Private rooms and non private beds (ie. fold out couches which will be considerably cheaper). It's hard to figure actual costs at this moment without knowing what the rent will be but at the maximum, a 7 day rental of private bedroom would be $600 and a non-private bed would be $375. Like I said, these are max amounts you would be paying. IE, if we get 28 more people to camp or crash, that would drop rental costs by as much as 35%, bringing the total to around $390 for a private room.

There are 10 private rooms and 4 non private beds split between two houses. Our proposal is one house will be a dedicated party house and food house to reduce cleanup, which will allow the game room and other large spaces of the other house to be converted into spaces of slumber. There is also tons of room for camping. Once we lock in the main renters, we'll create an event and start inviting more people. There will be a pay pal setup for collecting fees from non renters (around $25 a night) which will offset the total cost.

I know there's a lot to swallow here and a lot to commit to early, but if we can lock this in soon, the cheaper and more epic it will be later. Last time we put down our deposit in September and we hope to do so again (in this case would be $2000 split 14 ways). These spots will fill up fast.

The post script Notes of interest:
- The property is on the edge of Guerneville, which has a huge gay town-wide party on the 4th. This will act to our advantage as far as detracting from our own shenanigans. Plus we'll be closer to shops and grocery stores than this past 4th.
- We are moving this year's party from the beach as we really lucked out with this year's weather. This doesn't mean we can't plan a day trip to the beach if it's nice since the beach is only 20 minutes away!
- The property is right on a stretch of the russian river perfect for winch boarding, swimming and more.
- We will be a little more organized with food this year since we left the last house with more than 3 coolers packed with food and beer.
- Activities not included in the house description below which we will most likely partake in include: winch boarding, river tubing / canoeing, surfing, DJ dancing, and professional photo booth shenanigans.
- This property has two hot tubs. TWO!

If this is too rich for your blood or you can't commit this early but still wanna party, keep an eye out for final plans / invite with nightly rates for undedicated indoor sleeping & camping spaces.

The rental we're looking at:

The Stars and Stripes property features two brand new four bedroom, four bath homes situated on three acres of riverfront property. The two spacious homes, Stars, and Stripe, offer dedicated sleeping accommodations for 28. Each home features a three bedroom main house, a separate one bedroom suite, two kitchens, and a recreation room and spa. The main living spaces have high ceilings, hardwood floors and a large open living/dining room. The fully equipped gourmet kitchens come complete with new appliances and breakfast areas. Many of the rooms, including both living rooms and six of the 8 bedrooms, feature glass doors leading out to large decks facing the river with outdoor dining and a gas grills.

Both homes offer large garages with recreation rooms. Stars has a pool table, ping pong, foosball, air hockey, and video games and off the patio is a new spa with a gazebo. Stripes has a pool table, ping pong table and a spa in the patio above the yard. Enjoy excellent access to the Russian River from this riverfront property. Just walk down the custom rock stairway, across the tree-filled lawn, to the short path that leads down to a large beach. Enjoy fishing, swimming, and boating.

LOCATION: The Stars and Stripes Estate is located approx. 1.5 miles East of downtown Guerneville on River Rd., a busy two lane road that connects Guerneville to Hwy. 101. Due to double wall construction, there is very little road noise inside the homes, and the back decks, lower lawn area, and all outdoor living areas are shielded from the road by the homes, the natural surroundings and a 10 foot high privacy fence (at the front of the property only). The driveways and front staircases are facing the road. Please contact our office if you have any questions about the proximity of the road or any other questions about the property.
